How much is my house is really worth?A house is worth only what a willing and able buyer will pay for it. To ensure your house receives the best offer it can attract, we must first evaluate the current market. As your Realtor®, I will prepare a comparative market analysis for you, free of cost. This report will help us determine your property’s relative value, based on comparisons between your house and others that have recently sold in your neighborhood. After assessing your property’s potential worth on the market, I will help you find the best ways to maximize your property’s appeal and value with minimal effort. I plan to sell my house in a few months. What should I do to prepare it for sale?When prospective buyers view a house, their impressions are often as influenced by the little details as they are the bigger picture. Take advantage of the extra time before your house goes on the market to create a strong first impression in a step I call “packaging your property for sale”. As your Realtor®, I will advise you on how to make your property appeal to the most buyers possible and help you avoid common problems that could delay your sale. By effectively presenting your property, so that it is clean, well maintained, and attractively staged, your house will sell for the best price possible in the shortest period of time. How will potential buyers find out about my property? How will my house be advertised?In order to reach the most potential buyers possible, I have an aggressive marketing strategy. The most effective means to advertising your available real estate is to place your property on the Multiple Listing Service, or MLS. MLS listings outline the most attractive features of your property and feature multiple photos to attract interested buyers. Upon listing your real estate on the MLS, your property instantly becomes searchable to agents and potential buyers surfing the Internet to find houses in your style, price range, school district, or other criteria. Approximately 70% of successful sales are the result of exposure on the MLS system, but other methods of advertising include placing advertisements in real estate magazines, holding open houses, or signage in the front yard. How much will selling my house cost?The costs to a seller add up to approximately 7% of the selling price of a house. This includes a 6% commission, which is split between both the buyers’s and seller’s real estate agents. The other 1% goes towards miscellaneous costs accumulated during the sale, including the title, closing fees, inspections, taxes due, and courthouse fees.
