How does a homebuyer find funding for a home?Your Realtor® should arrange a meeting for you with an experienced lender. That lender can determine what you can afford and pre-approve you for a loan based on your credit report and job history. Do homebuyers need a large down payment to buy a home?No, you do not need a large sum of money to buy a home. Programs are available for homebuyers that require no money down. How long does the buying process take after a homebuyer makes an offer on a house?Although the amount of time can vary, the purchase of a new home will typically be completed in about 30 days after the buyer makes an initial offer. An offer is just the beginning of a Realtor’s job, however, as the Realtor® must assistthe homebuyer though a successful negotiation process, coordinate inspections of the house, and file the necessary paperwork to complete the transaction. Although this might sound like a lot of work, the buying process will be as easy and smooth as possible with a Realtor’s experience and expertise. I currently own a home, but I would like to move up and find a new one. How does the home buying process change?The process of buying a new house is slightly different for current homeowners. Current homeowners need to obtain financing for new homes, which may require selling their existing homes before purchasing a new one. In addition to obtaining financing, current homeowners might have special needs, such as storing furnishings or making temporary living arrangements in the time between selling their current house and closing on their new home. As your Realtor®, my job is to assist you in making these arrangements and make your move from one home to the next as smooth a transition as possible. How does a buyer’s Realtor® get paid?Buyers do not pay their agents directly. A Realtor® receives commission from the seller’s proceeds at the closing of the sale. Even though a homebuyer’s Realtor® receives commission out of the seller’s profits, not the buyer’s own pocket, the buyer is assured that his Realtor® represents him alone, as all homebuyers have the right to independent representation established by law in the State of Ohio. ![]() ![]() |
